2. A Clear Market and Competition Review
We review recent comparable sales, active and pending competitors, current buyer behavior, and the conditions that may affect your home. You will understand where your property fits before making decisions about timing or price.
3. Pricing Positioning and Buyer Psychology
Pricing is ultimately your decision. My job is to give you the evidence and teach you how buyers search, compare homes, and respond to different price positions. We discuss realistic scenarios and the tradeoffs behind them so your launch price supports your primary objective.
4. A Property Preparation Plan
Preparation meets opportunity. We walk through the improvements that may help your home attract buyers and the projects that may not be worth the time or expense. That can include design guidance, targeted repairs, handyman work, landscaping, staging, cleaning, and vendor coordination.
Small, strategic improvements can make a meaningful difference. If you want help completing them, my designers, handyman, landscapers, cleaners, and other trusted professionals can help coordinate the work.
5. A Tailored Marketing Launch
We map out how your home should be presented and launched. Depending on the property, the marketing plan may include Zillow Showcase, an immersive 3D tour, professional interior photography, twilight photography, aerial footage, property storytelling, digital promotion, coordinated showings, and direct follow-up with interested buyers and agents.
We also review launch preparation, including services such as complimentary house cleaning when appropriate, so the home is ready to make a strong first impression.
6. A Written “Who, What, and When” Plan
You leave with a practical, multi-step strategy that documents who is responsible for each item, what needs to be done, and when it should be completed. The plan aligns preparation, pricing, marketing, and timing around the outcome you want to achieve.

At 37701 Oxford Drive in Murrieta’s Copper Canyon community, our strategy started before the home reached the market. Our design team walked the property with the owner, a handyman completed targeted repairs, and the landscaping team dialed in the backyard.
Because the outdoor entertaining area was one of the home’s strongest features, we used twilight photography and Zillow Showcase to present it at its best. A model-match home approximately one block away had been on the market for more than a year. Our listing received four offers in its first week and ultimately sold for $985,000.
